We specialise in HMO (House of Multiple Occupancy) Management, our mission is to help breathe a new lease of life into the shared accommodation market in Swansea by offering affordable modern rooms to ensure a better, more comfortable life for our tenants whilst studying or working in this amazing city. To ensure we offer the highest quality of service to our tenants and landlords our ethos is to stay small and personal, limiting the number of managed rooms to no more than 100.

Reserving The Room
In order for a tenant to reserve one of our rooms we take one week's ‘pre-paid rent’ as a holding deposit, which comes off the first month’s rent providing the tenant moves in. This is subject to terms on tenancy start date.
What Happens at the End of the Tenancy Fixed Term?
Our standard tenancy fixed term is 6 months for working professionals and 11 months for our student tenants and we will seek your approval if it differs from this.
At the end of the fixed term our professional tenants can either choose to go onto a monthly periodic contract or they can re-sign for another 6 months. As our student tenants fixed term aligns with the academic term time typically our student tenants leave at the end of their fixed term period or re-sign for another 11 months.
Deposit / Guarantor
At Colony Living given our comprehensive vetting procedure we then look to give our new tenants a choice. They can either pay a deposit of one month's rent or they can use a guarantor and pay no deposit. This massively helps make our rooms a lot more appealing and easier to fill however this does by no means effect your security levels.
A guarantor must be a UK Homeowner (England or Wales) and have a provable income and they go through the same hard vetting checks as the tenant. A deed of guarantee is then signed to make them liable for the tenancy and any rental payments should the tenant default or accrue any damages. If for any reason during the referencing process any flags are raised then we can request tenant to have both guarantor and deposit in place.
Property Cleaning
Colony Living work with a specific cleaning team who typically clean a 6 bed HMO for 2.5 hours each fortnight to keep communal areas and bathrooms in ship shape condition.
